2 A building built in the 1990s that has not faded
The building is the former residence of Yasumizu Yoshitake, the founder of architectural planning. It was constructed by Shimizu Corporation, which is rare for a private residence. It is a fully tiled, large window, piling work, underground space, etc., and it is planned to be a reinforced concrete structure with a solid budget. The barrier-free design concept is said to have been built in anticipation of the modern super-aging society.
3 New renovation business that makes use of cooperative house know-how
This is a new business by Archinet, which has a track record of 1000 units in 123 buildings mainly in Tokyo.
3-1 Restoration of common areas by architect design
We asked Komada Architectural Design Office Co., Ltd. (location: Nishikasai, Edogawa-ku, Tokyo; representatives: Takeshi Komada and Yuka Komada), which has many achievements in cooperative houses, to design the common areas. Construction was entrusted to Eishin Construction Co., Ltd. (located in Kyonan-cho, Musashino-shi, Tokyo; representative: Junzo Omachi), which has an excellent track record with architects. We have replaced the pipes.
The elevator is newly installed, and facilities that were not in the existing residence such as auto lock, bicycle parking lot, and delivery box are added. The basement space will be used as a private storage space for all units and a shared free space. The metal-based design of the common areas harmonizes with the tiled atmosphere of the existing mansion.
3-2 Product design from the buyer's perspective
After selling at Skeleton, with the support of the architect, we will receive the buyer's preferred interior design as additional work, and we plan to carry out the interior work and hand it over. This makes it possible to obtain a mortgage for the total amount including the interior cost. It is now possible to fully enjoy the tax system such as tax reduction on loans as a property purchased from a real estate agent. (In the case of the purchase of a second-hand condominium, it is difficult to borrow a renovation loan, and there is a limit to the amount of deduction for transactions between individuals.)
3-3 Common areas can also be changed through renovation
For common areas that cannot be touched in general renovation work, we proceeded with changeable rules. When we incorporate the wishes of the floor plan, there are parts that do not fit with the existing framework depending on the location. On the condition that X-ray inspection is carried out and the structural frame is not damaged, it is possible to change it. In addition, the sash replacement was also done with a possible rule.
4 Sales activities using the VR model room
